Location Matters.

Every beach town or village has its own distinctive character and charm. Let me help you explore the area and find a neighborhood you'll love.  I'm happy to help you navigate local waters and uncover all the fantastic amenities your future community has to offer.

Duck

A resort destination, the Town of Duck has private beaches and over one mile of soundfront boardwalks connecting local eateries and shopping. The Town of Duck hosts weekly concerts, movies and family-friendly shows at their Amphitheater and on the Duck Town Green all summer long. The 4th of July Parade and Celebration, Duck Jazz Festival and the Wine and Duck Festival are just a few of the annual events. Duck is known for its food scene and an amazing waterfront. Upscale, chic, extremely walkable and family-friendly.

Southern Shores

What was once a haven for year-round retirees has become the premier family-friendly community on the Outer Banks. Local beaches are only accessible to residents and guests with designated parking permits, ensuring plenty of room to spread those beach blankets out wide. Marinas, parks, tennis courts, playgrounds and a series of paved pedestrian and bike-friendly pathways connect the local neighborhoods and community.

Kitty Hawk

With such a grand history, surprisingly this thriving beach town has a low key, laid-back vibe. One of the oldest villages on the Outer Banks, Kitty Hawk has many communities off the beaten path and hard to find! The beach road is lined with smaller classic beach houses and a few restaurants that are local favorites.

Kill Devil Hills

Convenience is key! This town has become the hub of our barrier islands offering so many options for shopping, restaurants and beach access. Home to the Wright Brothers National Memorial and the iconic Bay Drive. The largest town in our barrier island chain; every neighborhood in Kill Devil Hills has something unique to offer.

Nags Head

Known for its historic oceanfront district and low density development, the original Outer Banks beach town that started it all still holds onto its southern beach town charm today. Although, Nags Head has the highest tax rate of all our beach towns, the proactive services and amenities provide great value to property owners, residents and visitors. Besides miles of beautiful beaches, Nags Head is home to three oceanfront piers, Jockey’s Ridge State Park, and Nags Head Woods Preserve.

Manteo

With its quaint historic downtown waterfront and gorgeous subdivisions sprinkled throughout, you’ll know your neighbors and never want to miss one of the fun family-friendly events hosted along the waterfront year-round - monthly First Friday celebrations, Farmer’s Market on Saturday mornings, concerts and festivals at Roanoke Island Festival Park. There is a reason Andy Griffith called Manteo home. It’s truly a “coastal Mayberry.”

Roanoke Island

There’s more to Roanoke Island then just Manteo. Home to he historic fishing village of Wanchese and the resort fishing community of Pirate’s Cove, Roanoke Island is a hidden gem and a boater’s paradise, just a 15 minuet drive to the famous Nags Head beaches.

Rodanthe-Waves-Salvo

Known as the tri-villages, this trio of island beach towns offers world-class surfing and kiteboarding. You’ll really feel like you are getting away from it all even in the busy summer season. Home to luxurious oceanfront and soundside escapes and great deals on oceanside fixer-uppers.

Avon

Avon has the largest grocery store on Hatteras Island and quite a few year-round businesses and restaurants. Pedestrian and bike-friendly, there are some flood-prone areas to avoid but this family-friendly destination offers beaches where you’ll feel alone but the convenience of bustling small businesses.

Buxton

Buxton’s home to the Outer Banks most iconic lighthouse, the Cape Hatteras Lighthouse. Buxton sits at the “elbow” of Hatteras Island, the widest part of the island where the Island takes a Westward turn. Established maritime forests and a slightly higher elevation – approximately 10 feet above sea level – make for one of the more protected places on the island and Buxton finds itself slightly more protected than some neighboring villages. Lots of restaurants and Conners Supermarket make it a hotspot for traffic from all of Hatteras Island.

Frisco

Known as a fishing haven, Frisco is well-loved by watermen of all sorts. Gorgeous soundside canalfront communities and a few streets of oceanside homes; it’s conveniently located just close enough to the conveniences of Avon or Buxton but far enough away from it all to feel like you have the beach to yourself.

Hatteras Village

At the southernmost tip of Hatteras Island, you’ll find Hatteras Village. Home to the island's library and a grocery store, this fishing village is charming and unique. The location of the Ocracoke/Hatteras ferry docks and Hatteras Inlet. Famous for its world-class fishing, there are dozens of charter boats along half a dozen soundfront marinas. This is a boating community, and boat lovers LOVE Hatteras Village.

Ocracoke

My personal favorite! Ocracoke Island is a unique gem and only accessible by taking one of two ferries over to the island. There is no oceanfront or oceanside development along the 13 miles of beaches (it’s a National Park) but the village is centered around Silverlake and is straight out of a Nicholas Sparks novel. Blackbeard was killed here in 1718 and this island boasts a truly unique history. I can help you navigate this extremely lucrative short-term rental market and find your dream island escape.

Sara did a phenomenal job selling our home for us! She was completely
professional, honest, and helpful throughout the process, and was very knowledgeable about the current real estate market in our area.

Joe

Kill Devil Hills

We enjoyed working with Sara and would recommend her to anyone. She was wonderful to work with, well-informed on the Outer Banks area, and always available to answer all of our questions. Sara made the process of purchasing our home an enjoyable experience!

Jerry

Kill Devil Hills

It would not be an exaggeration to say that Sara Small is a combination of an angel, a rock star, and a real estate goddess. She is every person's real estate dream agent.

Christina

Kitty Hawk

Sara was fabulous from the moment we met her. We spoke with a few agents about different properties and Sara was the most knowledgeable and responsive. She worked us through a very difficult multiple offer situation and 1031 Tax Exchange to land the home of our dreams!
